Before You Upload Your Mortgage Documents
Make sure you’re set up for success from the start. Here’s how to make the process quick and easy:
- Use our Secure Upload Portal to send documents safely and directly to our team.
- Avoid screenshots or photos — we need full digital copies (PDFs or scanned images).
- If your document is numbered (like bank or investment statements), include all pages, even blank ones.
- Federal tax returns should include every schedule. Be sure to sign and date Page 2 of your 1040s.
- Submitting all your documents at once helps us keep things moving without delays.
What You’ll Need for Pre-Approval
To kick off your mortgage journey, gather and submit the following:
- A fully filled-out loan application
- W-2 forms for the past two years (all borrowers)
- Full federal tax returns (1040s) with all attachments and schedules – last 2 years
- 30 days of recent pay stubs (for each borrower)
- Two months of personal bank statements – full, unaltered copies, no partials
- Latest monthly or quarterly statements for any financial accounts listed (e.g., retirement, checking, savings)
What May Be Needed for Final Loan Approval
Depending on your situation, we might also need:
- Homeowner’s insurance declaration page
- Most recent mortgage statement (if applicable)
- Photo ID for all borrowers (driver’s license, passport, etc.)
- If you receive retirement, Social Security, or pension income, please provide:
- Past 2 years of 1099s
- Award letters for current year benefits
- Continuance documentation for pensions or retirement income
- If you own investment or rental properties, send:
- Address, market value, loan details (balance & monthly payment)
- Recent mortgage, insurance, tax, and HOA statements for each
- We’ll request payment information (debit or credit card) when it’s time to order your appraisal
Are You Self-Employed?
For business owners and independent contractors, we’ll also need:
- Business tax returns (last two years, all schedules)
- 1099s for the last two years (if applicable)
- K-1 forms for any ownership interest reported (if applicable)
VA Loan Requirements
If you’re applying for a VA loan, be sure to gather the following:
- DD-214 (if you’re no longer active duty)
- A completed COE Request Form 26-1880 — we’ll guide you through it
- Statement of service from your commanding officer (if still serving)
- Your official Certificate of Eligibility (COE) — we can help you retrieve it
