Things to do Before You Buy a Home

Buying a home is a big deal. And in most cases it is the biggest and most important purchase a person or family will make in their lifetime. Given that most homes are fairly permanent structures, it’s critical to consider every factor surrounding your purchase.

Location, Location, Location. Right?

Always check to see if the house is in a low-lying area, or in a high-risk area for natural disasters like earthquakes, hurricanes, tornadoes, etc. Or if it is located in a hazardous materials area. If you are working with a Realtor, be sure to ask them these questions. If they do not know off-hand, they can certainly find out for you.

Also consider local zoning laws which could affect remodeling or making an addition in the future. This includes setbacks, easements, height restrictions, or neighborhood restrictions. Sometimes certain neighborhoods and developments have very specific rules as to how your property can look; the exterior of your home as well as your yard. You should check with your local building office or with the HOA of the neighborhood to double check these things.

Being aware of the local schools and how well they are rated can also be taken into consideration if you have kids that are still in school. Also consider how long the commute to the school will take from the property you are looking at.

The Home Itself

Be sure the house meets building codes. This is very important, and goes without saying. A home appraisal should verify that everything is OK before you buy. You wouldn’t buy a car you know will break down after 1,000 miles, so you wouldn’t want to buy a house you will have to repair after a year, or is unsafe.

Make sure that the home has everything you need. Home needs often outweigh the wants. If the home you buy cannot facilitate the needs of you and your family, then why buy? Make a home checklist and use it when you are shopping for your next home.
